1. Nature of this Expression of Interest
An Expression of Interest ("EOI") is an indication of interest only.
It is not a booking, an allotment, an agreement to sell, or any form
of guarantee that a plot will be allotted.
Nothing in this EOI creates any right, title or interest in any land
or unit in favour of the applicant.
2. The EOI amount
The EOI amount stated on your application is payable at the time of
applying and is adjusted in full against the consideration if a plot
is allotted and the booking is completed.
The EOI amount does not bear interest.
3. Allocation by priority number
Allotment is made in the order of priority numbers. On Launch Day
the Company works down the priority list and allots to each applicant
the first of their three chosen plots that is still available when
their number is reached.
3.1. How the priority number is issued
A priority number is issued at the moment the Company clears the EOI
payment against its records, and priority numbers are issued strictly
in the order in which those clearances are made. The number is not
determined by the date of payment. A payment made earlier but cleared
later will carry a later priority number.
Once issued, a priority number is final and is not altered, reissued
or transferred.
4. Choice of plots
Each application carries three plot preferences, recorded in order.
These preferences are binding for the purpose of allotment.
Where none of an applicant’s three choices remains available when
their priority number is reached, the Company shall offer the nearest
available alternative, which the applicant may accept or decline and
take a full refund.
5. Price and charges
The pre-launch rate applies to the basic consideration only.
Preferential location charges, clubhouse charges, development charges,
front boundary charges and maintenance charges are payable in addition,
as set out at the time of selection.
Stamp duty, registration charges, GST and any statutory levies are
payable by the applicant in addition.
Rates and charges shown before allotment are indicative and are
confirmed in the allotment letter.
6. Withdrawal and refund
The applicant may withdraw at any time before allotment and receive
a full refund of the EOI amount, without interest and without deduction.
Refunds are processed within the period stated on the cancellation
page, to the bank account from which payment was received.
7. Data
Personal information is collected and processed for the purpose of
this EOI and any resulting booking, in accordance with applicable law
including the Digital Personal Data Protection Act, 2023.
8. General
The Company may amend the scheme, extend or close the EOI window,
or withdraw any unit from the scheme at its discretion before allotment.
This EOI is governed by the laws of India, subject to the jurisdiction
of the courts at Gwalior, Madhya Pradesh.
Nothing in this document limits any right the applicant has under the
Real Estate (Regulation and Development) Act, 2016 or the rules made
under it.
